Your Guide to Buying a HUD Home

I recently had the priviledge of attending a half day seminar from the local HUD representative company to explain the system and processes of buying a HUD owned home.  Here is an overview from that seminar as well as some helpful tips so that you will be successful.


Buyers: The Best Deals in the Charlotte Area are...

Ok, so the spring market has shown up a little late but still its a market none the less.  My personal business is doing splendidly - others not so much.  The key is that my clients are looking for best buys on the market and I am uncovering new ones each day.  Finding a great deal isn’t as easy as looking up an MLS listing.  In a buyers market, every home will have the description “great deal” but is it really?  In Union County, agents love posting “below tax value” and this comes immediately after the real estate in that county was reassessed.  Buyers who purchased based on that alone will be disappointed to learn that much of the county is being re-reassessed since so many people complained of the value increase. 

So for my clients, where are the absolute best buys right now in the Charlotte area?


 

Sellers: Overpricing Listings Is Real Estate Malpractice

Last week, I received an offer for a home that I had listed earlier in the week in Charlotte North Carolina.  The offer was acceptable to the seller and so pending a good inspection, we should have a rather quick closing which makes my clients very happy.  This home wasn’t the cheapest home on the market or the only one for sale in the neighborhood.  Buyers wanted this house because it looked good, was in the right location, and was priced right.

A Fool and his Money Buys Condos. Good Thing They Had an Agent, right?

Last night, the local news did a hard-hitting investigative report about the inventory of condos in Charlotte's uptown and mid-town section.  In it, they uncovered...nothing.  Here in Charlotte, there are a large number of condos  on the market in the uptown and midtown area however many of them are new construction, to be completed in 2012.  As far as resales go, there is a higher number of them as well but prices aren't dropping in the wake of the higher inventory.  Continue Reading
